AI that answers and calls your property enquiries: for developers in India

By the Intend team at Kaigen Labs. Updated .

It’s Saturday night after a launch. Enquiries keep arriving from your ads, your website and the portals. Your pre-sales team went home hours ago. By Monday morning some of those buyers have already booked a visit with the project down the road.

That gap between an enquiry and a real answer is where most developers lose site visits. This guide explains what AI can take off your team’s plate, what stays with people, and how India’s calling rules are kept on every call.

In short, Intend answers every enquiry for your projects by phone and WhatsApp, in the buyer’s language, and books the site visit into your team’s calendar. Before it calls anyone, it checks India’s calling rules. If a rule isn’t met, the call doesn’t go out.

What happens to a property enquiry, step by step

StepWhat the agent does
A buyer enquiresIt replies on WhatsApp or calls back, at any hour the rules allow.
The buyer asks questionsIt answers from your brochures, price sheets and project pages, and sends the files the buyer asks for.
It qualifiesIt asks your questions: budget, configuration, timeline, site visit.
It booksIt offers real slots from your calendar and reminds the buyer before the visit.
A person is neededIt hands the call or chat to your team, with what the buyer has said so far.
It recordsOne record per buyer, with every call and message, written to your CRM.

If you run pre-sales, think of it as the first hour of every lead, done the same way each time. Your team picks up a buyer who has already had their questions answered and has a visit in the diary.

Calls in English, Hindi, Kannada, Telugu and Tamil

It speaks English, Hindi, Kannada, Telugu and Tamil, and follows a buyer who switches language in the middle of a call. Other Indian languages can be added on request.

Is it allowed? The rules are checked before every call

Every outbound AI call in India goes through one check. The call is placed only if:

  • your business is registered on DLT, with its headers and templates on file;
  • it is between 10:00 and 21:00 in India;
  • the buyer enquired in writing or online in the last 7 days, or there is another basis TRAI allows;
  • the buyer hasn’t asked to stop, on any channel;
  • the number hasn’t already had its allowed number of attempts.
Five checks in a row before a call: DLT registration on file, between 10:00 and 21:00 India time, a written or online enquiry in the last 7 days or another basis, no request to stop on any channel, attempts left for this number. Only when all five pass is the call placed. If any one fails, there is no call.
The check every AI call to an Indian number goes through. One missing item stops the call.

TRAI’s 2026 amendment also says calls started by software, including AI voices, must be declared to the operator in advance (Third Amendment 2026, reg. 4). We set this up with you. The steps are in Get ready for AI calling in India, and the rules themselves are in AI calling in India.

A 24-hour bar in India time (IST). Calls go out only between 10 am and 9 pm. No calls outside those hours.

Your CRM stays your system of record

Your team keeps working where they work today. What changes is that every lead arrives with its conversation already written down.

  • Salesforce: new leads are read in, and stages, call notes and site visits are written back.
  • Zoho CRM: leads and contacts are looked up and updated, and calls and notes are logged.
  • Sell.Do, LeadSquared and others: there is no direct integration today, and we’re happy to build the connection with you during setup.

The detail for each CRM is in Keep your CRM, add AI agents.

What stays with your sales team

  • Negotiation, discounts and the booking form.
  • Money. The agent never takes a payment.
  • Prices and possession dates come only from documents you approve.

Questions developers ask

What does it cost?

There are three plans, each priced on a short call. See pricing.

How long does setup take?

A few weeks. DLT and Meta approvals run alongside and usually take a few working days.

A good first step

Pick one project and look at last month’s enquiries. How many got a reply the same hour? How many of the rest ever came for a visit? Those two answers tell you more than any demo.

When you’re ready, more answers are on the questions page, and the whole picture is on Intend for real estate developers.
